In addition to being very walkable and bike friendly, this area is also conveniently steps to the Bloor-Danforth subway line, where leaving your car at home has never been easier!
Local farmer markets are also a huge draw for residents and visitors to this area.
The proximity to High Park is top of the list for living here! Minutes away, you’re able to enjoy this forested oasis in the city that welcomes residents and tourists from afar.
Here you can take in having an off-leash dog area, playgrounds, tennis courts, Zoo, outdoor pool, baseball diamonds, skating rink, picnic area, winding paths throughout the forest, Grenadier Pond, restaurant, outdoor theatre area and the famous cherry blossoms that brings in huge groups to marvel at their beauty. It’s a toss-up what you see more of, people strolling with dogs and strollers or bikes whizzing by on the hills.
Homes in the Bloor West Village originate from the early 1920’s and often feature the traditional front veranda from yesteryear, and include Arts and Crafts styled properties.
Wood charm, stained glass windows, fireplaces, oak flooring are just some of the original details that many homeowners keep and compliment with modern updates and renovations. Recently the area has experienced an uptick in custom new-builds that are mingling in with the original dwellings and drawing in a younger demographic that are drawn to modern styled homes. Detached and semis are the most popular in this area and it’s also quite common to find street parking is the norm. Private drives are rare and coveted as are garages that house a vehicle.
Bloor West Village is also home to some of the most popular festivals in west Toronto, including the Bloor West Street festival, Ukrainian festival, Halloween festival and Santa Village. Great opportunities for neighbours to share their hood with visitors to the area.
This area is always in huge demand, and it often takes a while to secure a property here. From the beginning of 2023, there were 19 sales with 1 semi selling for $1,265,000 and a freehold townhouse selling for $1,401,000.
4 bungalows sold from a range of $935,000 to $1,150,000 and 10 - 3 bedroom detached properties went from a range of $1,200,000 to $1,950,000. 3 - 4 bedroom detached homes sold from $1,455,000 to $2,650,000.
Recent prices have been compared to what was seen in 2021 and the beginning of that year only had 2 sales in this area, ranging from $1,290,000 to $1,315,000 for smaller properties.
What does this mean if you’re looking to buy in this area? There is typically very low inventory in this area, and you may have to move quickly, once you have found a property that you’re interested in. Offer dates and bidding wars are beginning to happen more in this market. Most properties are selling for either close to their asking price or higher if they have been marketed with a lower price and offer date. With more activity happening from buyers that have been on the side-line, you’ll want to make sure that you have all your due diligence done ahead of time. This will include any financing approvals and home inspections done, to assist you in putting your best foot forward towards securing you new home.
What this means if you’re looking to Sell in this area? If you are thinking of selling in the Bloor West Village area, you won’t have much competition with the low inventory that we have seen. You might want to consider putting your home the market prior to the Spring market taking off, with more listings. Pricing and preparing your home for optimal appeal to buyers will have the largest affect on your desired results.
