West-end Toronto's Stonegate-Queensway September - October Real Estate Sales Review
One of west-end Toronto’s best kept secrets is the Stonegate-Queensway neighbourhood which sits on the border between Toronto and the south-east corner of Etobicoke. Close to Lake Ontario, this area includes unique sub-neighbourhood pockets – Humber Bay, Sunnylea, Thompson Orchard, Springbrook Gardens, Norseman Heights and Queensway Village.
There is a variety of types and styles within this area depending on your price range. You can find a detached quaint pre-war frame bungalow or a storey-and-a-half usually found in the Queensway Village area or mid-century brick bungalow in Norseman Heights with 1940’s era stone and brick bungalows, 2 storeys, detached 1 ½ storey and custom builds in coveted and more expensive Sunnylea, Thompson Orchard and Springbrook Gardens. Newly built condominiums are popping up along The Queensway offering a range of choices for buyers considering the Stonegate-Queensway neighbourhood.
Living here gives you easy access to Toronto’s downtown core either by using The Queensway, Lakeshore Boulevard, or the Gardiner Expressway. This is a treed and leafy area to live in with winding trails and paths such as the South Humber Park trails that allow you to escape city life and embrace surrounding nature with cycling, hiking, and snowshoeing while connecting with the Martin Goodman Trail that runs along the waterfront from the Humber Bay Arch Bridge to the Rouge River in the east-end of Toronto. Strolling along this trail with the lake beside you is a magical and unique experience for anyone living in the city. For all the dog owners, this is also a perfect route to share with your fur-kids and children love the playgrounds and splash-pads also found here.
Local sales volume is down across the city as well as prices, depending on the location. This area typically has a lower amount of inventory. Residents tend to want to remain here and often choose to renovate or rebuild, if possible. Here is a snapshot of recent sales activity found here since the beginning of September 2023.
