The Kingsway area in west-end Toronto is one of the more affluent neighbourhoods in west-end Toronto, known as Etobicoke. The detached homes have a combination of vintage-era mansions, smaller but still luxurious homes as well as custom built modern dwellings and more recently a few condominium buildings. There is a strong family-oriented emphasis here with desirable schools, parks, shopping both on Dundas Street West and Bloor Street West, walking and biking on the Humber River trails, close subway access, pools, skating and golf courses, all in proximity.

Older homes that come on the market are often bought for potential renovations or with re-build plans. The lots are generally a good urban size and usually offer a private drive which is desirable for future development with infill projects.

3 Bungalows – Ranged in price from - $1,115,000 to $1,455,000.

1 ½ storey – Average $1,700,000.

3 Storey – Average $1,865,000.

2 Storey – Ranged in price from - $2,100,000 - $3,923,000.

Condos – Ranged from $980,000 - $1,200,000 with 2 sales.

Average Price for the entire area known as W08 was $1,642,000 with 20 days on market.

September 2023 Sales Activity in The Kingsway  

September still saw low inventory in The Kingsway as the Bank of Canada kept its bank rate at 5%.

September 2023, there was a total of 8 sales of properties and 0 condominiums, in The Kingsway.  The average selling price was $2,214,000. There are currently 18 properties available in The Kingsway, ranging in price from $1,249,000 - $5,750,000. Active listings have been on the market ranging from 4 days – 181 days.

1 Freehold Executive Townhome sold for $1,524,000.

1 Detached Bungalow sold for $1,165,000 and will likely be renovated or rebuilt.  

Detached 1 ½ storey property sold for $1,799,000.

Detached 2 storey properties sold for a range of $1,824,000 - $3,150,000.

Detached 2 ½ storey properties sold from $2,250,000 to $3,750,000.

Average Price for the entire area known as W08 was $2,086,012 with 14 days on market.

This exclusive neighbourhood known as The Kingsway is very tight with inventory. Prices from last year have not altered as much as in other areas. Typical detached homes in this area will be in the $2,000,000 and up range, unless you are purchasing a property that is in need of a renovation or rebuild.
